11/03/2025- I arrived on site to find the thermostat faulty and sending voltage to the unit despite being off. I brought this up with the customer and he has approved of an estimate to replace this faulty thermostat with a new one. I have ordered the replacement thermostat and it will be delivered to our warehouse. Please contact the customer and schedule a time for replacement when it arrives.

Upon arrival, I found the exhaust hood for the pasta, char grill, not working due to a bad relay and terminal block above the hood system in the ceiling tile. The terminal block and relay have been ordered. We will return to install as soon as the terminal block and relay arrive at our shop. I left the system how it was when I arrived. . I return Friday, October 24 with the new relay in terminal block after installing the relay in terminal block. I tested the system operations and everything is working properly at this time.

Changed the filter dryer in the condenser for the mother-in-law suite above the garage under a 10 year P & L warranty. However, the Freon was not covered. I sent an estimate for the Freon charge. The estimate was approved. After performing the work I’ll wait in the factory charge and tested system operations. Your system is operating/cooling properly at this time

Upon arrival, I found the customers straight cool, condenser and furnace that supplies the downstairs not cooling properly due to a low refrigerant charge, causing the case coil to freeze over. The system is a 2012 with R 22. Refrigerant. I was able to find a leaking condenser coil and filter dryer. I sent a repair estimate via email, but I highly recommend saving that money and putting it towards a new system which wouldn’t be much more than the repair. The customer agreed I will get a proposal sent with options on a new system install as well. I left the system as it was when I arrived. .

Upon arrival, I found the customers older or 22 straight cool with electric heat system not cooling properly due to a bad thermostat. The thermostat was receiving low-voltage but was completely blank. I sent an estimate to replace the thermostat. The estimate was approved. The customer was also interested in a gold level ESA plan. We signed him up for that as well after installing the new thermostat, I tested the system operations. The system is cooling properly at this time. The customer is interested in a proposal with options on a new system install due to the old age of the existing system, I will get one emailed over ASAP. 09/26/2025- I arrived on site and found the installation for the kitchen duct slightly wet and the duct slightly loose which exposed some of the metal supply duct. I removed any wet insulation before re-securing the ductwork onto the supply duct. I also noticed that this kitchen supply duct has much more air pressure than the rest of the house, so it’s possible that we could install something to equalize the airflow to the rest of the house and that would also likely solve this issue if it repeats. I informed the customer to call us if this issue happens again in the future, but I have verified that the unit is working properly at this time.

The customer approved an estimate to pull and clean two supply grills upstairs, one in the bathroom one in the bedroom beside the bathroom and then insulate and reinstall to help keep the supply grills from condensating. After performing the work, the supply grills are clean and should not condensate as badly. .
