The customer approved an estimate to pull and clean two supply grills upstairs, one in the bathroom one in the bedroom beside the bathroom and then insulate and reinstall to help keep the supply grills from condensating. After performing the work, the supply grills are clean and should not condensate as badly. .

Today I performed a routine maintenance on your heat pump split systems. I checked all electrical connections on both indoor and outdoor equipment, flushed your drain lines, checked the air filters, checked your capacitor, ratings, and rinsed off the condensers outside. During the maintenance, I noticed the downstairs system had an error on the thermostat for excessive runtime in cool mode. After further inspecting the system, I found a loose connection in the thermostat. I tightened up the thermostat wires and tested the system operation and everything seems to be operating properly/cooling properly on both systems. The customer is concerned with some stains on the upstairs bathroom vent. I will send an estimate to pull the supply vent clean it seal it with insulation tape and reinstall

Upon arrival the customer explained that they’ve had to empty the secondary drain pan under the unit in the upstairs attic a couple times and wasn’t sure why. After further inspecting the system, I found the contactor outside to be welded shut. Which means when the thermostat would satisfy and the outdoor unit and compressor just kept running and running, causing the evaporator coil to ice over which would explain the ice melting and not tracking down into the primary drain pan and missing it, causing it to drip out the bottom of the air handler cabinet and into the secondary pan. The contactor was still under a manufacturer part warranty. The customer approved the estimate for labor to install the warranty contactor. After installing the contactor, I tested the system operations, and the contactor was energizing and deenergizing as it is supposed to. Your system is operating properly at this time. Found the customers blower motor to be bad that supplies the very top widows watch. The motor was still under a manufactured part warranty however, the labor was not covered. The customer approved the labor estimate to install the new motor. After installing the new motor, I checked the system operations. Your system is operating/cooling properly at this time.

Upon arrival, I found the customers outdoor condenser to be frozen up all the way back to the compressor due to the indoor fan motor/module being bad. The motor/module is covered under a manufactured part warranty. I will send an estimate for the labor to install. Once the estimate is approved, we will get the motor and as soon as it is in our hands, we will call for scheduling to install. I left the system, turned off at the outside condenser until the motor is replaced to prevent further damage.

After speaking with Mr. Benson, he explained his system really seemed to be struggling July 4th and wanted his system looked over and gone through just to make sure everything was up to par. After further inspecting his system, the mini splits seem to be cooling fine but the indoor air handler was only putting out about a 10 to 12° temp split. After letting the system run for 20 to 30 minutes the system was running a lower then normal suction pressure. We decided to add a pound of refrigerant after adding the pound of refrigerant. I’ll let the system run for 1520 minutes during that time all thermostats inside satisfied at 73° I bought them all down to 68° and let them run for roughly 2030 minutes afterwards I had a 51° supply with a 70° return not sure if the system is got a tiny leak or if it’s just from checking pressures overtime. The system is cooling properly at this time.

Upon arrival, I found the customers existing 2 ton Mitsubishi mini split doing everything it could possibly do to cool. Everything seemed and checked out OK and I was getting 38 to 40° supply air. That’s the only source of heating and cooling in the house is roughly 1800 ft.² I recommended adding a mini split or possibly two heads. The customer was interested in options so I emailed information to our mini split salesman. He will be in contact to schedule an appointment to give you options on adding additional mini split

06/15/2025- I arrived on site to find the downstairs unit drain line clogged and the secondary pan full of water. I cleared and cleaned both the primary drain lines thoroughly when and secondary drain pan before testing the unit and drainage system. I have verified that both the unit and drainage system are working properly at the time of service. I also noticed that both units air filters were dirty, the customer had extra air filters so I replaced them both during this service visit. I have verified that both units are cooling properly at this time.

Today I arrived on site and performed a summer tune-up on the system. Here's a summary of the work completed: Indoor Unit (Air Handler): Located in closet; serviced for whole home. Replaced the 20x25x5 pleated filter. Cleaned the indoor coil, noted as in fair condition. Inspected blower wheel, primary drain pan, and electrical wires; all in good condition. Outdoor Unit (Heat Pump): Located on the second-floor north deck. Observed outdoor coil in poor condition, corroded due to salt air. Tested blower motor, condenser fan motor, compressor, blower run capacitor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring; all operating within manufacturer specifications. System Performance: Return air temperature measured at 76.0°F. Supply air temperature measured at 54.0°F. Cleared the condensate drain line and cleaned out the primary pan. Tested the safety switch. Today I performed a Summertime Tuneup on your Goodman Heat pump and Daikin mini split. Great news is everything is working properly checked amperage is on outdoor condenser and indoor air handler. Everything was Amping out properly no loose or burnt wiring‘s. One thing I did notice was outdoor condenser contactor was a little pitted, will send over estimate for one pole contactor on outdoor unit did not perform deep clean Minisplit on blower wheel and coil, due to blower wheel and coil being very clean took apart fins and Minisplit head, wiped down everything on mini split indoor head to keep clean and also clear drain lines today. 06/03/2025- I arrived on site to find the core sense tripped, after resetting the core sense the unit came on without issue. However since this is a reoccurring issue I checked all possible causes for this intermittent tripping. I found the return duct heavily bent right at the return grill due to the location of the air handler and the tight attic. I positioned the duct the best I could to allow optimal airflow as well as changed the dirty air filter with one on location. I found the condenser coil to be fairly dirty as well, I have cleaned the condenser coil as well. Lastly I found the unit overcharged with refrigerant which lead to a 12-16 degree subcool. After pulling out 1 lb of 410a from the unit the subcool stabilized at 7-8 degrees, I then verified the temperature split of the unit which held at 19-20 degrees. I believe that the airflow issue’s compounded the fact that the unit was overcharged with refrigerant, leading to the intermittent tripping on the core sense. However I h

Upon arrival, I found a customer’s straight, cool condenser with gas furnace that supplies the guest house above the garage, not cooling properly due to a low refrigerant charge, and the thermostat needing to be reprogrammed. I sent an estimate for a couple pounds of Freon and to reprogram the thermostat. After adding refrigerant, I reprogrammed the thermostat and tested the system operations. Your system is operating/cooling properly at this time however, I did find a severely rusted bi-Flo filter drier in the condenser. I Will get an estimate created to replace it. I would recommend replacing it ASAP
