Today I arrived on site to perform maintenance on your CAC/BDP and BRYANT equipment. Indoor Unit Service Inspected the air handler in the closet. Checked the pleated 1" filters (one 20x20x1 and three 12x12x1). Confirmed the customer has spare filters and will replace them. Found the indoor coil in fair condition. Inspected the blower wheel, primary drain pan, electrical wires, and ductwork; all are in good condition. Outdoor Unit Service Inspected the outdoor unit located on the side of the house. Found the outdoor coil in fair condition. Electrical Component Checks Tested the blower motor, condenser fan motor, compressor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring. 05/24/2026- I arrived on site to find the fuse blown so I preformed a low voltage short search and located the component that was causing the short to be the thermostat. Since EJ changed this thermostat out on Friday I waived the charge for the thermostat and collected for the short search and fuse. I then focused my efforts on getting the reversing valve to pull into cool mode since we are waiting to order the replacement solenoid. I was able to get the valve to pull into cooling mode correctly with the magnet that EJ left here. After replacing the thermostat with truck stock and getting the valve pulled in I tested the unit and verified that the unit is now cooling properly. The customer is aware that we are waiting to get a replacement solenoid for this unit, however this should keep the customer cool throughout this weekend.

05/23/2026- I arrived on site to find the thermostat not sending 24v to the reversing valve to switch the unit into cool mode due to the fact the thermostat somehow reset itself to factory settings. This led the thermostat to have its ISU codes setup for a straight cool unit instead of a heat pump. I reprogrammed the thermostat to the correct heat pump settings before testing the unit. The unit is now cooling properly and all electrical equipment is functioning correctly as well. I tested this unit multiple times and the thermostat worked properly each time. Since the unit is functioning and cooling properly again I left the customer my work phone number and told him to contact either me or the office if he has any issues with the unit. The system is functioning and cooling properly at the time of service.

Upon arrival, the customer was worried about a clogged drain line due to the secondary pan under the unit in the closet was almost overflowing. The system has a primary drain pan safety switch so I sent an estimate to put a secondary safety float. Switch in the emergency pan and flushed the drain line. The customer approved the estimate. After flushing the drain line and installing the safety float switch and the emergency pan I then tested the switch and everything tested out OK. The system is operating/cooling properly at this time

upon arrival, I found the customers heat pump system not cooling properly due to a melted lug on the contactor burnt up wires in a week capacitor. After further inspecting the system, I sent an estimate to replace the two pole contactor, the dual capacitor and perform a wire repair in the condenser. The estimate was approved. The system is 26 years old and on borrowed time. I did let the customer know and they were interested in a pro proposal on a new system. I emailed them a proposal. They decided to go with the repairs for now. After installing a new capacitor contactor and performing the wire repair. I tested the system operations and your system is operating/cooling as efficient as possible for the age of the system. .

Upon arrival I found the customers split system, not cooling properly due to a bad, dual capacitor in the condenser. I also noticed the condenser coil to be partially plugged with dirt, dust and debris. I sent an estimate for a new capacitor and to clean the coil. The estimates were approved. After installing the new capacitor and cleaning the coil, your system is on and cooling properly at this time

Tucked the wires back in the side of the air handler, replaced the broken cable connector going into the air handler, and strapped wires together so it wouldn’t happen again. No charge, mishap from maintenance yesterday.
