Today I performed a spring time tune up on your HVAC equipment. Overall everything looked to be in fair condition. I started off checking the difference in temperature between supply and return air. I observed an average return of 74° while supply was between 55 and 53°F. Right where we want it. The filter was washed today. Checked operation of UV light. Outside I checked the operation of the compressors, condenser fans and their respective capacitors. Everything checked out except for the hardstart capacitor and contactor on the older American Standard unit. Customer approved estimate for repairs. 03/05/2026- I arrived on site to find unit #3 on the 3rd floor to have a clogged drain line and a full secondary drain pan and the primary safety switch stuck. I cleaned and made sure the primary safety switch was no longer stuck as well as cleared both the drain line and secondary drain pan. After I cleared out all water I re-primed the drain line with drain treatment and verified that it is draining properly at this time. I tested the unit and confirmed that it is functioning and draining properly at the time of service.

Hunter was the service technician that serviced our unit. The damper was not opening and closing properly causing incorrect air flow. Hunter was able to correctly identify the problem and correct the problem. He was thorough and gave us a detailed explanation of what needed to be done.
