02/21/2026- I arrived on site to find no 24v being fed to the thermostat. After I verified that all safety switches were getting continuity I checked, re-connected, and rewired all thermostat wiring connections before testing if I had continuity. I confirmed that I had continuity so I restored power to the unit and it fed power to the thermostat without issue. I tested the unit in every mode of operation and have verified that it is functioning properly at the time of service.

Today I performed a winter time tune up on your HVAC equipment. Overall everything looks to be in fair condition. I started off checking the difference in temperature between supply and return air. I observed a return of 75° while supply air temp was 63°F. This is a little low for the efficiency rating of your unit, which tells me there’s something wrong. The filter was changed at today’s visit. Outside I checked the operation of the compressor, condenser fan and their respective capacitor. Everything was within manufacturer specifications. Today I performed a winter time maintenance on your HVAC equipment. Overall everything looked good. I started off checking the difference in temperature between supply and return air. I observed a return of 70° while supply air temp was 52°F. Right where we want it. The filter was checked today. Outside I checked the operation of the compressor, condenser fan and their respective capacitor. Everything was within manufacturer specifications. The condenser coil was hosed out with water only I finished up clearing the drain with the wet vac and a gallon of water. Once I was sure the drain was clear. 02/20/2026- I arrived on site to find the nest thermostat in the guest bedroom to be faulty, causing the unit to only heat due to not sending voltage to the reversing valve. The customer had a replacement thermostat here and wanted me to install that. After I replaced the faulty thermostat with the customer provided smart thermostat, I programmed and configured the new thermostat to the existing equipment. I tested every mode of operation and verified that the new thermostat is functioning correctly in every setting. This unit is functioning and cooling properly now that the thermostat has been replaced.

02/20/2026- I arrived on site to find the unit working properly in cool mode but taking a couple attempts to start in heat mode. I found this unit to be very dirty and needing a cleaning( the customer doesn’t want one preformed at this time). I disconnected the power and tested the capacitor, relay, and transformer and found no current issues. The transformer is buzzing and warm but is still functioning. I re-secured many dirty connections and verified that all are secured. I then test the unit and the issue didn’t reoccur for the rest of the time I was on location. I informed the customer that the unit is currently working properly but to contact us if it happens again.

02/20/2026- I arrived on site to find the outdoor unit tripped on a failed rotor lockout safety code. I verified that the equipment itself is within spec and I confirmed that the unit and disconnect is being fed 214 volts rather than the 240 volts that the unit should be receiving. I was able to reset the error code and get the unit running, however the issue still has the potential of showing up again due to this high voltage issue. This issue is not our jurisdiction since it is further down the high voltage circuit than the unit and disconnect boxes. Due to this I informed the manager to contact an electrician to find what is stealing the voltage. I the customer needs us for anything they can contact us but this is an issue with the high voltage being fed to the unit. The unit is currently operational.

02/20/2026- I arrived on site to find the condenser fan motor functioning properly and without issue, however the customer wanted to make sure that the noise of it running was no issue. I re-tightened the fan blade to the motor shaft to ensure that it wasn’t loosening. I also confirmed that the motor is functioning correctly and within electrical specifications. I informed the customer that the unit is working properly and wasn’t seized up at all. I informed the customer to keep an eye on the unit and to contact us if it either gets worse or stops working. However the unit is working properly at the time of service.

Hunter was the service technician that serviced our unit. The damper was not opening and closing properly causing incorrect air flow. Hunter was able to correctly identify the problem and correct the problem. He was thorough and gave us a detailed explanation of what needed to be done.
