Upon arrival, I found the customer system that supplies, the living room kitchen area. The bigger of the two split systems, not cooling properly due to a plugged air filter shorted out low-voltage wires at the condenser and a low refrigerant charge. I sent an estimate to do a wire repair and talk the system off with Freon. The estimate was approved. After performing the work and adding refrigerant. The system came on and is cooling properly at this time. I will return probably Monday of next week to do a leak search and pinpoint where it’s leaking .

Upon arrival, I found the customers upstairs system not cooling properly due to a bad thermostat. Customer said they had a power surge a few days ago and ever since the power surge the upstairs thermostat would not work. After further inspection I found the thermostat was getting the proper voltage. I sent an estimate for a new thermostat. It was approved. After installing the new thermostat, the system came on and is cooling properly at this time .

08/21/2026- I arrived on site and found the condenser fan motor blade slightly taping the fan shroud due to one of the fastening screws being way too tight. I slightly loosened the fastening screw so the fan blade wasn’t at an angle and the noise stopped and no longer occurred while I was on location. I informed the customer and told them to contact us if the noise ever comes back, however this unit is functioning and cooling properly at the time of service.

Diagnostic/ System not cooling. Found all components running except for the compressor. Found this to be caused by a dead capacitor. I replaced the capacitor with a loaner, then acquired the OEM part. I installed the OEM capacitor and the system is now cooling properly. Today I arrived on site to perform a tune-up on your HVAC systems. System Inspection and Maintenance Filtration:Checked the pleated 1" antimicrobial filters (3) 20x20x1. Coil Conditions:Found the indoor coils a little dirty; recommended cleaning in place for both units. Observed the outdoor coils in fair condition. Electrical Components:Tested and confirmed proper operation of the blower motor, condenser fan motor, compressor, blower run capacitor, compressor run capacitor, fan run capacitor, contactor, and electrical wiring on both units. Other Components:Inspected and confirmed good condition of the blower wheel, secured electrical wires, primary drain pan, and ductwork on both units. Condensate System:Cleared the drain lines and cleaned out the primary pans. Ensured the drain lines are connected and strapped down.
