04/30/2025- I arrived on site to preform the diagnostic and found a water stain along the corner of the kitchen/living room roof. I felt the area from inside the house and the area is dry, there were no wet or moist sections where the stain is. The only HVAC equipment that is run near that area is the refrigerant line set, unfortunately it is impossible for me to get to that section of attic to verify what happening. The only possible way to check what is happening in that section is to have a drywall company come out and cut open that section of roof. I have informed the customer that she would need to contact a drywall company in order for us to inspect the area that stain is in.
Diagnostic:system was dripping water onto the ceiling, I found the secondary pan for the unit serving the master bedroom to be full of water , I drained all the water from the pan and identified the leak to be coming from an air gap between the air handler’s cabinet and the supply plenum , this cold air from the plenum and the hot air from the attic caused a large amount of condensation. I sealed the plenum with foil tape however I recommend completely sealing over it with mastic duct sealant, I also recommend replacing the secondary safety switch due to the other one failing to turn the system off.

04/30/2025- I arrived on site to find the issue to not be HVAC related, the customers water heater is kicking out water. The water heater drain pan/drain line is catching and draining the water outside and onto the customer’s driveway. I have informed the customer and showed him the issue with the water heater. The customer is going to call a plumber to fix this issue.

Inverter System; Air Handler ; Amana: Model AVPEC59D14AC - Serial 1803232439 Condensing Unit; AVZC180481AC - Serial 1903170315 Put the Thermostat in the Charge Mode to check the Refrigerant Charge. Found that the System was low of Refrigerant. Used Electronic Leak Detector to Leak Check the Evaporator Coil. Found that the Evaporator Coil was leaking Refrigerant. Customer said that the unit serving the office area was not cooling. Found the secondary pan filled with water leading to the safety turning off unit. Cleared water from pan and found unit to not be cooling properly. Found the unit to be undercharged with high superheat and low sub cooling. Talked to Bob and he said to go ahead and charge the system to get it running. Filled system with 6lbs of 410A to achieve a superheat of 10° annd an subcool of 14°. Estimate is attached to replace evaporator coil for unit #11 model:FV4CFH4APF1N serial:2717A84550. Thank you for your business.
Customer complaint was of the system freezing up. I found that the blower motors control board (with blower relay) had gone bad. I added a temporary 90/340 and will come back out to install the OEM part.
I performed a tune up on the equipment. Testing system operations, component amperages, capacitor ratings, cleared the drain line, checked the filters, cleaned the condenser outside, and checked the batteries in the thermostat. The system is working properly at this time.

HVAC Installation Service: We installed a new ductless mini-split system to replace outdated heating and cooling equipment. The system was properly sized and tested to ensure maximum efficiency and comfort.
