Today I arrived on site and performed a winter time maintenance on your HVAC equipment. Indoor Unit Service (Mini Split Indoor Unit - Master Bedroom): Washed the washable filter. Brush cleaned the indoor coil. Outdoor Unit Service (Mini Split Condenser - Side of House): Cleaned the outdoor coil. Electrical Components: Tested electrical wiring and confirmed proper operation within manufacturer specifications. Component Inspection: Inspected blower wheel and confirmed it's in good condition and working properly. Confirmed electrical wires are secured. System Checks: Measured return air temperature at 70.0 Degrees Fahrenheit. Measured supply air temperature at 120.0 Degrees Fahrenheit. Cleared the condensate drain line and confirmed it is connected and strapped. Final Steps: Restored power to the units. Tested thermostat operation.
11/05/2025- I arrived on site to preform the wintertime maintenance visit for both units at this location. I tested both units and found all electrical components to be working within specifications and without issue for both units. I cleaned and cleared all drain lines and verified all are draining properly at this time. Both 20x25x4 air filters have also been replaced at this visit. I have confirmed that both units are heating and cooling properly at the time of service. During this tuneup the customer has signed up and paid for a silver level maintenance plan for both of her units. I removed the one time tuneup charge and only collected for the maintenance plan. Diag master bedroom unit not coming on/ I found that the safety switch in the secondary pan was tripped and stopping power from getting to the thermostat. I reseated the safety switch and the unit fired off, the secondary pan is completely dry and i being the safety was not reset properly during the maintenance visit.
Provided good info about filter replacement schedule. Also, provided options for duck cleaning during system replacement.
Diag heat not working properly/ I found that the eev control board on the condenser outside had failed causing the heat not to work properly. I installed a new eev board and performed a tune up on the equipment. Testing system operations, component amperages, capacitor ratings, cleared the drain line, checked the filters, cleaned the condenser outside, and checked the batteries in the thermostat. The system is working properly at this time.
11/05/2025- I arrived on site to find the zone control board in a lockout due to a faulty DATS sensor. I bypassed the sensor and tested the unit and verified that the unit is functioning properly in both cool and heat modes. I informed the customer about the faulty sensor and he has approved of the estimate for the sensor replacement. Please schedule a day to replace the faulty sensor when it is delivered to us.
